Know your land.

Start with reliable sources

A practical research route.

County records & GIS

Start with the county assessor or tax office for parcel identification. Ask the county or municipality for its official GIS and zoning maps. Tax maps are not boundary surveys.

Flood information

Use FEMA’s official map service as a starting point, then discuss property-specific requirements with the local floodplain administrator. A map result does not capture every flooding risk.

Soils

USDA’s Web Soil Survey provides soil information. It does not replace a site-specific geotechnical investigation, septic evaluation or local approval.

Questions worth asking.

Is a tax assessment the same as market value?

A tax assessment is prepared for a particular administrative purpose. It is not an offer, a market appraisal or a guarantee of what a buyer will pay.

Does road frontage prove legal access?

Physical frontage or a visible driveway does not by itself resolve legal access rights or permit requirements. Review recorded documents and consult the relevant professionals.

Does usable acreage equal buildable acreage?

No single percentage confirms buildability. Site layout, local requirements, setbacks, access, utilities and environmental constraints require their own review.
