Conceptual yield
Usable acres = gross acres × assumed usable percentage. The model multiplies this by units per usable acre and rounds down. This is arithmetic, not an entitlement or lot-layout determination.
A transparent first-pass scenario for a for-sale lot or unit project. Enter your assumptions to see conceptual yield and the amount left for land. This is not a zoning analysis, appraisal, loan quote or confirmed development budget.

Variable costs scale with the conceptual unit count. Fixed, soft and holding costs are added separately. Contingency applies to variable, fixed and soft costs; selling costs apply to gross revenue.
Revenue minus all modeled non-land costs and target profit gives the amount available for land plus acquisition costs. Dividing by 1 + acquisition-cost rate estimates the residual land price.
A positive residual does not establish a property’s value or justify an offer. Missing costs, delayed approvals, smaller yield or a lower sale price can change the result materially. A negative residual indicates that the entered assumptions leave no positive land budget.
